Yes, you can — it just requires a bit more preparation. Some lenders are very flexible with self-employed income or historic credit issues. I’ll review your documents, get a clear picture of your situation, and match you to lenders who will consider your case.
If you’re on a fixed rate, your payments won’t change until the deal ends. If you’re on a variable or tracker rate, your payments will rise if the lender or Bank of England increases rates. We’ll look at your budget and discuss whether fixing your rate makes sense for your situation.
There can be several fees involved — such as valuation fees, solicitor costs, and sometimes a lender arrangement fee. I’ll give you a full breakdown before we proceed, so there are no surprises.
My own broker fee is £199, which only becomes payable when your mortgage offer is issued, and I’ll explain exactly what’s included in that.
